MANAGEMENT SERVICES
Basic Tenant Location
- Advertise your property for rent, and put prospective tenants in touch with the owner for showings
- Screen prospective tenants, if desired (Landlord reference, employer reference, criminal, credit and eviction checks)
- Landlord will use their own lease or PAR (Pennsylvania Association of Realtor) Lease
All Inclusive Tenant Location
- Advertise property, schedule showings and give tours
- Receive and screen applications
- Coordinate lease signing and collection of security deposit and first month’s rent
- Coordinate move-in
- Landlords will use their own lease, PAR Lease or Jalex Lease
All Inclusive Property Management
- All Tenant Location Services, PLUS
- Collect rent
- Pay utility bills and forward charge to tenants as necessary for reimbursement
- Coordinate maintenance and repairs
- Coordinate periodic inspections of the property, including Township or Borough Rental Codes inspection
- Monthly reporting of income and expenses, with disbursement of payment to owner
- Year-end statement of income and expenses, for ease when filing taxes
- Enforce the lease; collect delinquent rent and start eviction process, when necessary
- Communicate with owner and tenant as necessary to maintain a positive working relationship on both ends.
- JALEX will use our own lease and provide all documents necessary to maintain confidential landlord and tenant files.
